Asbestos had been used since the late 1800s as a popular building material.  When drywall came into common use in the United States during World War II, manufacturers quickly realized that asbestos was an ideal strengthener due to its very specific characteristics, low cost, and wide availability.  Of course, it was not until the latter part of the 20th century that the adverse health effects of the fibers were commonly known.

Thankfully, the asbestos in drywall doesn’t normally pose a major health risk as long as the walls remain in place and undamaged.  The plaster core, paper covering, and overlying paint all help to keep the fibers safely encapsulated and out of the air.  When remodeling projects or other activities cause damage to drywall, though, the fibers can become airborne.  This threat is highest when the damage occurs near the seems between sheets, as asbestos in drywall compound is closer to the surface at these areas and lacks the paper covering that helps to protect the core of the sheets.  This is especially problematic, because cracks and other damage is more common around these joints.

When fixing damage to walls that may have been built with drywall manufactured before the 1990s, it is vital to avoid sanding too deeply and exposing bare plaster or joint compound.  If sanding the drywall down to bare plaster is unavoidable, it is important to have the drywall sampled and professionally tested to make sure that the material is not contaminated beforehand.  Asbestos in plaster and joint compound becomes airborne extremely easily when the material is damaged or sanded, so don’t take any chances.
